Because tenants mainly relocate within the Rotterdam region, new-build elsewhere can cause vacancy. Particularly suburban municipalities and the edge of the city are suffering. ‘Rotterdam is interdependent with, for instance, Capelle aan den IJssel, where vacancy is 29%.’ Will the building therefore cause vacancy in other dated properties in the region? ‘That chance is realistic’, says Leon van Leersum of tenants’ advisor Redept.
