{"id":3585,"date":"2017-11-17T12:01:02","date_gmt":"2017-11-17T11:01:02","guid":{"rendered":"http:\/\/www.redept.nl\/?p=3585"},"modified":"2021-07-07T11:08:32","modified_gmt":"2021-07-07T09:08:32","slug":"right-of-first-refusal","status":"publish","type":"post","link":"https:\/\/redept.nl\/en\/right-of-first-refusal\/","title":{"rendered":"The Right of First Refusal on Office Space"},"content":{"rendered":"<p>Office Space Right of First Refusal (ROFR) Checklist<\/p>\n<h3>Below is a simple checklist to assist in\u00a0negotiating a right of first refusal\u00a0for office tenants:<\/h3>\n<ul>\n<li>Is the ROFR a one-time option or does it continue through the term of your lease?<\/li>\n<li>Does the ROFR pertain to office space anywhere in the building or just to space adjacent to your initial premises?<\/li>\n<li>At what point do you find out a 3rd party offer has been made? After a written offer or once a deal has already been negotiated?<\/li>\n<li>After finding out about the offer, how long do you have to exercise your right of refusal?<\/li>\n<li>Will the relevant available office space be made available for inspection before you exercise your right?<\/li>\n<li>If you choose not to lease the space, do you retain your ROFR for the specified space or will the 3rd party\u2019s renewal right override your ROFR?<\/li>\n<li>If you choose to rent the specified office space, must you meet the offered terms or must it match the terms of your original lease?
